Scope of Works:
The redevelopment of the Village Walk site in Sandton into a mixed-use development comprising seven levels of basement parking, two levels of retail and two office towers, thirteen and eighteen storeys in height respectively.

Water Metering
The Marc, as a mixed use development had some unique challenges with regards to multiple tenancies in both the offices and retail components such as with water metering and hot water generation costs ideally needing to be individually apportioned and billed according to usage without losing the cost and energy efficiency of the entire building’s central hot water circulation

Domestic hot water generation
An innovative hot water design was utilized at The Marc, the hot water reticulation design allows for individual tenant’s hot water supply to be bypassed/Isolated without affecting the other tenants on the levels above or below during planned maintenance procedures. With tenants moving in and out of the buildings during its design life and multi-level tenant usage envisaged, energy usage for the hot water generation can be reduced whenever there is unoccupied office space. The water reticulation design catered for a possible shut down of the hot water supply to Tower 2, if needed, without effecting the feed to Tower 1 and the retail spaces below.

The very latest hot water generation technologies were implemented by combining direct heat transfer technology with LPG gas boilers to generate the domestic hot water.

Domestic Water
The domestic water storage vessels consist of three separate systems respectively for each building. The Booster pumps/storage vessels and reticulation were selected and designed in such a manner that the systems can be combined should it be required for planned maintenance or long durations of water supply interruptions. Industry leading booster pump technology and integration systems where required to enable the interconnecting variations.
