Scope of Works:
This project included the refurbishment of the existing Russel House for the new offices of the advertising agency Ogilvy & Mather. This building is inter-connected with the District around a central retail piazza. This complex was challenging due to the creation of a central triple volume core through the existing concrete structure vertically connected via a light weight structural steel stair. The work also included the addition of new additional top floor and structural steel roof as well as eye catching steel and glass curtain walling.
The District on the other hand was a mixed use commercial and retail development comprising 4 below street level basement parking started at a depth of -2.8m below sea level requiring a 12,6 meter vertical cut up against very busy Sir Lowry Road. A soldier piled, active temporary anchored lateral support solution was chosen around the full perimeter. A podium retail level was designed on ground floor at street level with 7 floors of commercial office space above. The design had to be quite flexible as the use of these upper floors changed from residential apartments to commercial offices during construction to cater for changing market needs. To keep the structure as optimal as possible all suspended slabs were post tensioned flat slabs with minimal use of beams throughout. A structural steel roof was designed that allowed the modern eye catching architecture to be fully expressed.
